Are Nonprofits Getting Priced Out of Denver?

Over the years, Metro Denver has experienced sharp increases in real estate prices along with an increased demand on many nonprofit services.  The goal of the 2015 Nonprofit Space Survey was to analyze the space needs of Metro Denver nonprofits.  The intent was to capture the size, scope, and the state of nonprofit space usage in Metro Denver.

What we found is nonprofits did successfully responded to the Great Recession post-2008 and have taken advantage of favorable rates over the last five years.  However, the skyrocketing real estate market impacted nonprofits across Metro Denver. With 493 unique respondents providing a snapshot of Colorado Nonprofits we were able to answer the question ‘Are Nonprofits being priced out of Denver?’ 102 of those respondents were either shared space operators or were located in shared spaces.

Sneak peek at the survey findings:

  • 44% of renters have leases expiring in 1 year
  • Average nonprofit is paying $11.57 per square foot
  • New lease rates for (Class C) space is $16.60 per square foot
  • 35% of nonprofits say there is not enough space for future programs
